Apartment communities, condominiums, HOAs and student housing need one contractor who can handle a leaking stack on the fourth floor, a failed boiler in the mechanical room and a parking-lot light that is out, on the same call. That is Progressive.
One contractor for the whole community
Multifamily properties are where all three of our trades meet. Dozens or hundreds of units share the same risers, stacks, water heaters, HVAC equipment and electrical service, and a single failure affects every resident at once. Progressive has served apartment and condominium communities across the Triangle since 1983 with licensed plumbing, HVAC and electrical crews under one roof, one point of contact for property managers, and 24/7 emergency response.
Built for property managers
- One number, three trades. Plumbing, HVAC and electrical dispatched from the same office, so you are not coordinating three vendors on one emergency.
- Maintenance agreements. Scheduled service on water heaters, boilers, HVAC equipment and backflow devices, with the inspection records your files and your insurer expect.
- Unit turns and capital projects. Fixture replacements and repairs at turnover, plus water heater, boiler, stack lining and electrical upgrades planned around occupancy.
- Resident-friendly work. Background-checked technicians, scheduled shut-offs with notice, and trenchless methods that keep walls, floors and parking lots intact.
- 24/7 emergency service. No hot water, no heat, a sewer backup or a power problem is handled any hour.
Where we do the most for multifamily
- Commercial water heaters and hot water boilers: sizing, replacement, maintenance and temporary hot water so residents are never without it.
- Vertical stack, vent and roof drain lining and trenchless sewer repair: aging cast iron rehabilitated without opening walls on every floor.
- Commercial HVAC: central plant and split-system repair, replacement and maintenance across the property.
- Commercial electrical: service upgrades, common-area and site lighting, and unit-level repairs.

Frequently asked questions
Do you work with HOAs and condominium associations?
Yes. We work with associations, management companies and individual owners, and we can split billing between the association and unit owners where the work calls for it.
Can you handle an entire community under one maintenance agreement?
Yes. One agreement can cover water heaters, boilers, HVAC equipment, backflow devices and electrical inspections across the property, with a single schedule and a single report.
What happens when the property loses hot water?
We answer 24/7, repair or replace the equipment, and if the replacement has lead time we install a Progressive-owned temporary water heater so residents have hot water in the meantime.
Can you repair cast iron stacks without opening walls?
Yes. We line vertical stacks, vent stacks and roof drains from the inside, so the work happens from the roof or the basement rather than through every unit.

I called Progressive because of storm/tree damage, which took out both my power and caused my water main to burst. Progressive could do both. From my initial call to the arrival of the electrician and plumber, I couldn’t have been more pleased. … I would use them again and highly recommend them for your ‘mechanical’ needs.

Everything was taken care of today. They were just amazing. They got everything done real quick, no mess, real polite. They were just awesome. … The best news we’ve had since we’ve moved into this house.

We really appreciate the extra time, phone calls to the supplier, and careful reading of the instructions to do the job right. Gilbert expressed his philosophy as ‘doing the job the way he would want it done in his own home.’ Once again, we are most pleased with the professional and courteous service your company provides.
