No hot water is an emergency in a commercial building. Progressive answers 24/7, repairs what can be repaired, replaces what cannot, and brings a temporary unit when the building cannot wait.
Repair first, replace when it is the better call
Most commercial water heater failures come down to a handful of causes: failed elements or thermocouples, ignition and gas valve faults, sediment and scale, leaking tanks, and control problems. Our plumbers carry the common parts for the brands we install, so a repair is often finished on the first visit.
When a tank is leaking or a unit is past the point where a repair makes sense, we tell you so and quote the replacement on the spot. We stock common commercial sizes and can complete many swaps the same or next day. If the right unit has lead time, a temporary hot water rental keeps you open.
Signs your commercial water heater needs attention
- Hot water runs out during the rush or takes longer to recover.
- Rust-coloured water, rumbling or popping from the tank.
- Water around the base of the unit or at the relief valve.
- Pilot or ignition faults, error codes on tankless units.
- Gas bills climbing with no change in use.
Prevent the next call
A maintenance agreement schedules flushing, anode and element checks, venting and combustion inspection, and gives you priority response. It is the cheapest hot water insurance a building can buy.
Frequently asked questions
Do you repair brands you did not install?
Yes. We service A.O. Smith, State, Rinnai, Noritz and most other commercial water heater brands.
Should I repair or replace?
If the tank itself is leaking, replace. If the unit is old and the repair is a large fraction of a new unit, replacing usually wins on fuel savings alone. We give you both numbers.
What happens if you cannot get the replacement unit today?
We install a Progressive-owned temporary water heater so the building keeps operating until the permanent unit is in.

I called Progressive because of storm/tree damage, which took out both my power and caused my water main to burst. Progressive could do both. From my initial call to the arrival of the electrician and plumber, I couldn’t have been more pleased. … I would use them again and highly recommend them for your ‘mechanical’ needs.

We really appreciate the extra time, phone calls to the supplier, and careful reading of the instructions to do the job right. Gilbert expressed his philosophy as ‘doing the job the way he would want it done in his own home.’ Once again, we are most pleased with the professional and courteous service your company provides.
